- How much does a commercial real estate agent cost in Ontario?
- Commissions are negotiable and usually a percentage of the sale price or of the total lease value. Sales often fall in the low single digits, and lease commissions are commonly a share of base rent over the term. Get the rate, who pays it, and any tail period in writing.
- Do I need an agent for a commercial lease?
- It is not required, but a tenant rep is worth it for most multi-year leases. Terms such as additional rent, renewal options, assignment rights and restoration obligations can cost more than the base rent difference.
- What should I expect during a commercial purchase?
- Expect an offer with a conditional period, often 30 to 60 days, for financing, environmental, zoning and financial review. Commercial deals usually take longer than residential ones, and lenders may require a Phase I environmental assessment.
- How can I judge an agent's quality?
- Ask for recent comparable transactions, references from clients with similar property types, and how they would price and market your property or search. Check their registration status with RECO and be wary of vague answers about fees.
