You sign the builder's agreement of purchase and sale, often years before closing, and that document is written by the builder's lawyers. - Ontario condo deposits commonly total about 15 to 20 percent of the price, paid in instalments over a year or two, starting with 5 percent or so at signing. Low-rise homes vary by builder. Ask for the exact schedule before you sign.
- What should I expect between signing and closing?
- Expect a long wait, often two to five years for condos, with possible closing date delays. You will go through a pre-delivery inspection, get a Tarion warranty, and pay closing costs such as legal fees, development charges if not included, and adjustments.
- How can I judge an agent's quality for new construction?
- Ask how many pre-construction deals they closed recently, which builders they have worked with, and how they handled a delay or a price dispute. Have a real estate lawyer review the agreement regardless, and be cautious of anyone who pushes urgency without giving you the documents.
