Find a tenant for your Ontario rental property

This page is for owners who want to rent out a unit, not tenants looking for a place. A leasing agent handles listing, showings, applicant screening and the lease paperwork.

  • Screening: credit checks, employment and rental references, and following the Ontario Human Rights Code.
  • Lease: Ontario's standard lease is required for most residential tenancies.
  • Pricing: the agent should justify rent with comparable listings in your building or neighbourhood.
  • Rules: rent increase guidelines and Landlord and Tenant Board processes apply, so ask what the agent handles and what falls to you.

Ask whether the service ends at the signed lease or includes move-in inspection and key handover.

What it costs

Fees are usually a flat amount or a portion of a month's rent, but they vary by brokerage and by scope of service. Ask what is included, such as photos, advertising and screening.

FAQ

Do I have to use the standard lease?
For most Ontario residential tenancies, yes. Your agent or lawyer can confirm whether an exemption applies.
Can an agent screen tenants for me?
Yes, within human rights rules. They collect applications and references, but the final decision is yours.
Do leasing agents manage the rental after move-in?
Some do, many stop at placement. Confirm before hiring.
