First home in Ontario: a roadmap from budget to keys

This is general information, not financial or legal advice. A lender, lawyer and licensed adviser can answer questions about your own situation.

First-time buyers are the group our reviewers mention most. Across the profiles in this directory, the most common praise is for agents who are patient with first-time buyers and explain each step. This roadmap is built to make that explanation easier to follow.

Money comes first

Before you look at homes, work out the full picture: down payment, closing costs, moving, and early repairs. Our closing costs guide lists the main categories. A lender can tell you what they might approve, but what you are comfortable paying each month is your decision.

Choosing help

You do not have to hire the first agent you meet. Use our guide on questions to ask before hiring an agent, and check the licence with the regulator. Pay attention to who explains things rather than who talks fastest.

Understanding the paperwork

Some terms will come up quickly: agreement of purchase and sale, deposit, closing date, conditional offer, title insurance. Our glossary defines each in a short entry. Reading those ahead of time makes meetings shorter and gives you better questions.

Making an offer

Competitive offers can feel rushed. Slow down enough to know what you are signing. Ask your agent to explain the price, each condition, the deposit and the dates. If a decision feels too fast, say so. A good agent will understand.

Between acceptance and closing

Conditions come first, usually an inspection and financing. Then the lawyer completes the legal work and arranges the funds. Keep your phone on and respond to requests promptly, because delays on your side can cause problems.

Common mistakes to avoid

  • Skipping the cost of the home after you buy it
  • Signing an agreement without reading the term and exit clauses
  • Treating a pre-approval as a guarantee
  • Waiving checks because the market feels hot
  • Forgetting to ask who is paying whom

Where to find agents

To compare agents who focus on home purchases, see the residential home sales category. The scoring method shows how profiles are scored, and the home page is the easiest place to browse the rest of the directory.

Your first purchase will not be perfect, but being able to explain each step in your own words is a reliable sign you are ready for the next one.

Questions to bring to your first agent meeting

Ask how they work with first-time buyers, what they will explain at each stage, and how often they will contact you. Ask what you will be asked to sign and when. Bring your questions on paper. The answers will show you how well the agent communicates, and that matters more over a months-long process than almost anything else.

Common questions

Where do I start as a first-time buyer?
Start with your budget and a conversation with a lender, then talk to a few agents about how they work.
Are there programs for first-time buyers?
Some rebates and programs exist at the provincial and municipal level. Ask your lawyer and lender what applies to you.
Do I need a lawyer?
A lawyer handles the legal side of closing and can review your offer, so most buyers hire one.
What is a conditional offer?
It is an offer that depends on conditions such as financing or an inspection. The glossary has a short definition.
