What is a status certificate?

A status certificate is an official document issued by a condo corporation that details the property's financial condition, reserve fund status, and governing rules.

A status certificate is a detailed disclosure document prepared by a condominium corporation, typically provided during a property sale or at an owner's request. In Ontario, the Condominium Act requires condo corporations to issue these certificates to buyers and other authorized parties.

The certificate covers three main areas. Financial information includes the condo corporation's annual budget, current fees paid by unit owners, special assessments, and whether the corporation is operating at a surplus or deficit. The reserve fund section shows how much money the corporation has set aside for major repairs and replacements, such as roof or foundation work, and whether the reserve is adequately funded based on professional engineering studies. Governing information outlines the condo corporation's rules, bylaws, and any restrictions that apply to unit owners, including pet policies, rental restrictions, and other occupancy conditions.

Status certificates matter because they give potential buyers and real estate agents a clear picture of a unit's true cost of ownership and the financial health of the corporation. A poorly funded reserve or ongoing disputes can signal hidden future costs. Buyers typically review the status certificate before closing to confirm they understand what they are purchasing and what their ongoing financial obligations will be.
